Statistics From Think Tank NLA Reveal Frightening Extent of London Housing Crisis

New London Architecture (NLA), the capital’s think tank on the city’s built environment, has today announced a series of findings from their insight study into the London housing shortage. The research gathered by former Development Director at Peabody, Claire Bennie, has formed the basis of their forthcoming exhibition New Ideas for Housing. The exhibition examines London’s housing market, past and present, as well as the results of an extensive global ideas competition, set-up with the Mayor of London to tackle the shortfall.

Current statistics show that the capital’s population has now hit record numbers and is set to keep rising. It is estimated that we need 40,000 new homes every year for 20 years to deal with the current population increase and a further 9,000 a year, on top, just to catch up on the deficit. Current delivery of new homes stands at between 20-25,000 a year, this means the delivery of new homes has to at least double from its current rate.

Earlier this year, London’s population passed its previous peak of 8.6 million people, and future projections suggest there will be 9 million people in London by 2020, 10 million by 2030 and 11 million by 2050, adding nearly 70,000 people and 34,000 jobs every year.

The comparison in quality of life between homeowners and those renting properties is creating a widening gap amongst Londoners. 40-50% of all renting households in London are living in poverty whilst 40% of owner-occupied homes have two or more spare bedrooms. The proportion of 25-34 years olds owning their own homes has fallen from 59% to 36% in less than a decade and the current population figures show that 80% of all new housing is only affordable for 20% of Londoners.

A rise in renting is a common theme throughout the research with a third of all privately owned homes now rented out. Successful European models show that long-term renting can act as a possible solution, but this would mean a large-scale change across the industry in the way that housing is funded and delivered. Developers such as Argent are already looking into large build-to-rent developments that could change the way we live in the capital.

Contrary to popular belief that many of London’s developments second-homes for foreign millionaires, only 121,000 homes are recorded to be ‘empty’. However, there has been a significant growth in properties bought as investments, currently 61% of all new homes are bought with the no intention of occupying (Molior London).

80% of households bring in less than £45,000 a year and with house prices rising by 18% last year and living wages only rising by 2.1%, a revised approached to the capital’s housing market needs addressing.

Peter Murray, Chairman of New London Architecture, rallied this call for change by saying: “There is no silver bullet to solve London’s housing crisis – we need to look at lots of smaller and innovative contributions to fill in the gap left by the traditional providers”

Claire Bennie, Architect and Housing Development Specialist, and former Development Director at Peabody, commented: ‘Housing London is the pressing issue of our time: we now need to implement the best solutions from this competition without delay so that our young people can settle and thrive in this great metropolis.’

Greater London is a relatively low-density city and covers 152,200 hectares of land. If all of London’s residents were standing in a grid, they would be spaced 14m apart but if London continues to grow upwards and outwards then there is the potential to create 470,000 new homes over the next 20 years. There is currently an estimated 75,000 hectares of available space in Greater London and with the potential to create to 100,000 homes on sites as small as 0.25 hectares the density of city must improve. The NLA exhibition New Ideas for Housing will explore some of the most innovative solutions to the housing crisis and what is next for London.

ContainerVille, a new initiative for London’s start-ups has been launched today by The Estate Office Shoreditch. The concept aims to attract dynamic young creatives in search of affordable work space in which to grow their entrepreneurial businesses. The unique location of this offering will allow ‘New Eastenders’ the chance to thrive amongst their peers with close proximity to vibrant Shoreditch and Hackney.

 

Start-ups looking for a home for their growing business will find no better alternative than ContainerVille, which offers rental of a whole container for £1200 per month. Made up of 30 converted storage containers on the south bank of Regent’s Canal, ContainerVille offers affordable work spaces with low rent and minimal overheads so that small businesses will be free to grow more organically. The site will be managed but the containers will offer a great deal of flexibility for their tenants.

 

Over the past weeks the containers have undergone a total fit out and emerge transformed into fully functioning spaces for up to five people per container. Individual desk spaces can be rented for £320pp per month as the minds behind ContainerVille recognise that together small firms are stronger and businesses may choose to share containers or work in partnership. ContainerVille aims to create a dynamic hub of start-ups and small businesses, increasing opportunity for growth in a community of like-minded creatives working in proximity to one another.  The landscaping around the containers is also geared to promote collaborative working and integration, with shared outdoor areas overlooking the canal.

 

The Estate Office Shoreditch hope to inspire future tenants with their historically rich canal-side location, where the technology of the industrial revolution will stand alongside the technology, design and digital firms likely to occupy the space. Further to the peace and tranquillity inspired by close proximity to the canal, Victoria Park, Broadway Market and London Fields are also within throwing distance, ensuring that tenants are well-connected and within easy reach of The City and West End.

 

The Estate Office Shoreditch is a family business who have owned and managed much of the land in and around Shoreditch since the mid 60’s. The craziness of the wedding industry really shows up in the price of wedding cakes. When my fiancé and I first started looking, we couldn’t find one for less than £350, and most of them weren’t even nice. If you take away the fact they have the word ‘wedding’ in front of them, would anyone actually pay thousands of pounds for a cake? I think not.

In saying that, there are a lot out there with the craftsmanship and design that makes the price worthwhile. If you want great design at a good price then I recommend going the supermarket route. Some cakes look amazing but the small print says that the decoration is not included. This is also an easier way to get a cheaper cake, if you decorate it yourself, it costs less. While researching wedding cakes I saw a lot of gorgeous wedding cake toppers on ebay and ribbon is very cheap to buy from a haberdashery. You could also make your own or get a relative to make one. Tell us about your brand

So Rad makes bebe & toddler apparel the is eco friendly, modern and affordable. Bamboo and
organic cotton fabrics, made in Canada – from start to finish. Not your average kind of stuff
either! Creative, functional and simple designs by a Mummy.

Catering to the layette newbie crowd, the crawlers & walkers and now for the little big kids with
sizes up to 6X.

How did you get it started?

I was inspired by my own kids. There are so many choices out there for Mummy and Daddy to
choose from and I wanted to narrow it down. I took elements I liked from different pieces and
put them together to make 1 piece. I started because I thought other Mum’s could also benefit
from my creations. I talked to other clothing manufacturers – small guys, talked to people in the
industry, suppliers. Emailed all over the world to compare products, prices. Weighed all of my
options and decided to get everything made in Canada.

When did your interest in fashion start?

I was interested in fashion when I was 12 – I used to design dress’:) I never thought I would end up
actually designing clothes! At the time, it was more of an artistic outlet. I went on to study illustration
and by trade, I am currently a digital illustrator, still doing freelance on the side.

Why children’s clothes?

Well, I’ve got kids and when you have kids, the world revolves around them. I’ve never really thought
about “why kids” it was just a given.

Where do you get your inspiration from?

Everywhere! Real life, nature, art, abstracts, urban, childhood memories, the mixed-tape generation,
geometry, patterns – should I go on?

Tell us about bamboo fabric.

I love love love this grass. So soft like silk when made into fabric, feeds Pandas and can be as solid as
steel when used for building materials. As a fabric, it’s amazing AND with benefits too! It’s naturally
organic, It grows like weeds – just try & kill it! My bamboo is actually certified organic.

It replaces full forrest canopies in about 3 years! It’s antibacterial, it’s hypoallergenic. It’s also naturally
moisture wicking. Great for cloth diaper inserts. It also gets softer as you wash it!
A little advice on bamboo fabric – you should avoid buying 100% bamboo for a couple reasons; Bamboo
is an interesting material – you could wash it once and it will stretch lengthwise and shrink widthwise.
You could wash it again and it could stretch widthwise and shrink lengthwise. You can hang it on a
hanger for a week and the arms could grown to the floor – very weird. Also, it is so silky, it could get
holes and rip at the seams. It’s weak on it’s own – it needs to be mixed with something, anything else
just to keep it’s “flexibility” in check. My fabric is 70% Bamboo, 30% Organic cotton.

What makes it better than other fabric?

Definitely for all that was mentioned above. What other fabric do you know can offer all of those
properties?

Any advice for people trying to start their own business?

I would say do your homework – research your industry, educate yourself.

Remember, these things take time, so don’t be discouraged if you don’t make a billion dollars in
a year.:)

Over 1 in 5 UK adults openly admit to buying counterfeit fashion

22% of people have knowingly bought counterfeit fashion items, with a further 10% saying they may have bought a fake item but can’t be sure. Only 34% of people say they know for sure they have never purchased fake fashion. The results were taken from an online survey of over 2,000 UK adults commissioned by luxury fashion resale site VestiaireCollective.com and YouGov* to ascertain the nation’s attitudes towards counterfeit fashion.  According to ECCIA (European Cultural and Creative Industries Alliance) counterfeiting in Europe has grown by 5% in 2011, totalling losses of over 14 million euros.

 

The most popular counterfeit items those surveyed admitted to buying were ‘designer’ handbags, with 31% of respondents who had bought fake items saying they had picked up some replica designer arm candy. The second most frequently purchased fashion items were fake designer sunglasses and watches (24% respectively).

 

The most common reasons why UK adults buy fake fashion were to avoid paying designer prices (20%), and when they unknowingly purchased items online which appeared to be genuine but were actually fake (17%). Only 2% said they would buy fake fashion to emulate the style of a celebrity or someone they admire.

 

Younger people in the 25-34 age group were the most likely to knowingly buy fakes, with 24% saying they had bought counterfeit items. Perhaps unsurprisingly, the 55+ age group were the least likely to shop for fakes, with only 13% saying they had bought something they knew was not genuine. Men and women were just as likely to be culprits (18% vs. 17% respectively).

 

Sarah Bush, UK Marketing Director of Vestiaire Collective said: “Some people are complacent about buying ‘fake fashion’, seeing it as a chance to get an expensive look at a cheap price. But fake items can’t match the real deal for quality and craftsmanship – with a designer item you are investing in something which will look great and last for years to come“

 

She continued: “Instead of buying fake items, we encourage anyone who is set on picking up a designer item to buy authenticated pre-owned fashion. Pre-owned is an affordable way to experience real luxury items, and you can even resell items at a later date. How to Spot a Fake Fashion Item – Top Tips from Vestiaire Collective’s Counterfeit Spotting Team:

 

1.       Only look at reputable websites. Shop at recognisable sites – all of your well-known favourites – for straight discounts. Don’t be tempted to shop sites you are unfamiliar with, especially those with ‘discount’ or ‘cheap’ in the URL.

 

2.       Familiarise yourself with your favourite brands. Don’t be shy to check out items at a brand’s shop or concession in a department store. Inspect the item carefully and you’ll have better instincts as to what may not be right with a product.

 

3.       Look at the hardware. On items such as handbags, the zipper should move smoothly and the pull should be heavy in feel. All other hardware should be similarly heavy and not hollow. There shouldn’t be any discolouring or signs of the metal flaking off.

 

4.       Check the handles and look inside. The stitching should be in a straight line and the thread should be strong and not frayed or pulled. The leather should be smooth and match the bag in the way it does on the product you saw in the store. The same is true inside; if the fabric looks strange or exceedingly cheap, it’s likely a fake.

 

5.       Logo. If the logo on a handbag, shoe or garment is upside down, sideways, cut off or somehow not right, again, you are likely looking at a fraudulent product.
